About The Role RESPONSIBILITIES: Coordinate the end- to-end appraisal process for commercial and residential real estate consumer loans ensuring compliance with GBCI Policy and Procedures. Engage and communicate with external appraisers, evaluators, internal teams and loan officers. Ensue appraisals meet regulatory guidelines (USPAP,FIRREA, Interagency Appraisal and Evaluation Guidelines). Review appraisals for completeness, compliance, and credibility. Engage appraisal reviews. Maintain appraisal logs, databases and documentation for audit and compliance purposes Review and recommend Builder packages including receipt of W-9 forms. Maintain updated database of approved Builders Input of approved budgets through BUILT and ensure the use of the program by borrowers, contractors and Loan Officers. Review and approve draw requests in accordance with loan agreements and construction schedules Monitor project progress by coordinating with inspectors, borrowers, contractor, and construction managers and instructed by SCO. Analyze budget-to actual reports and change orders, lag inconsistencies or cost overruns. Ensure proper lien waivers, permits and insurance documentation are received before releasing funds. Maintain accurate records of disbursements and inspection to mitigate construction lending risk. Other responsibilities and duties may be required by delegation of the SCO and Loan Operations Director. About You REQUIRED QUALIFICATIONS Bachelor’s degree in Finance, Real Estate, Construction Management, or related field preferred. 3+ years of experience in banking, real estate appraisal coordination, or construction lending required. Strong understanding of real estate appraisal methodologies and construction loan structures. Familiarity with regulatory frameworks including FIRREA, USPAP, and OCC guidelines. Proficiency in Microsoft Excel and loan processing systems (e.g. JHA) Excellent organizational, communication, and problem-solving skills Interpersonal Skills: A significant level of trust, credibility and diplomacy is required. In-depth dialogue, conversations and explanations with customers, direct and indirect reports and outside vendors can be of a sensitive and/ or highly confidential nature. Communications may involve motivating, influencing, educating and/or advising others on matters of significance. PREFERRED QUALIFICATIONS Certified Appraiser Assistant or coursework toward certification (preferred) Experience with third-party appraisal and construction management platforms (e.g., Mercury Network, Mountain Seed, BUILT) Knowledge of title insurance, lien priority, and construction contract management PHYSICAL REQUIREMENTS Operate and read computer terminal screen. Communicate effectively, both verbally and in writing with customers and staff. Communicate/hear telephone conversations. Operate 10-key calculator. Lift up to 35 pounds. What We Offer COMPENSATION & BENEFITS: Pay range $52,907-$79,361. Starting salary is dependent upon relevant experience and may vary based on the geographic location of the position.
