**Job Title** Associate, Asset Management **Job Description Summary** Responsible for supporting a team of asset management professionals managing a portfolio of real estate assets across the United States & Canada for multiple third-party clients. **Job Description** **ESSENTIAL FUNCTIONS AND RESPONSIBILITIES** + Analyze new and renewal lease proposals utilizing NPV concepts and discounted cash flow models + Prepare property level & portfolio level cash flow projections to determine the impact on value, cash flow and performance as a result of changes in market conditions (rental rates, downtime, tenant procurement costs, capitalization rates), the impact of proposed capital improvement projects, etc + Assist in leasing/tenant review process including credit agency reports, reference checks, and financial/operating history + Participate in lease negotiations with asset manager and become familiar with major lease terms in order to be comfortable recommending negotiating strategies + Collaborate with the asset manager on the development of annual and multi-year business plans that meet the short and long-term goals of ownership + Assist in the production of monthly, & quarterly reports to ownership that provide status on all major property operations + Assist in the production of collateral materials for client, internal management and asset management presentations and marketing + Work with the property and leasing teams to ensure that all client financial and leasing data is updated in the relevant systems in a timely and accurate manner + Drive the development of due diligence reports for potential acquisitions for existing clients + Assist in responding to new client RFP’s and developing content for new client presentations + Support the implementation of all new Asset Management technology tools which will include scoping requirements, attending product demonstrations, and testing of key features prior to planned system roll-out **EXPERIENCE & KNOWLEDGE/SKILLS REQUIRED** + Bachelor’s degree in business, finance, accounting, or economics. MBA or Master’s in Real Estate preferred + Minimum of four years of experience in real estate asset management with a proven analytical background and a track record of involvement in successful real estate transactions across multiple property types + Current knowledge of industry trends in real estate and development, and a natural desire to understand specific market characteristics; experience of commercial real estate analysis/asset management with an emphasis in all some or all major assets sectors (office, industrial, retail, multi-family) + Proficiency in all major real estate software products including: Yardi, Argus, VTS, RCA, CoStar; and presentation software including: PowerPoint & EnDesign. + Outstanding verbal and written communication skills with emphasis on report writing and presentation development + Ability to manage conflicts and create positive outcomes + Resourcefulness + Advanced business acumen + Strong attention to detail Cushman & Wakefield also provides eligible employees with an opportunity to enroll in a variety of benefit programs, generally including health, vision, and dental insurance, flexible spending accounts, health savings accounts, retirement savings plans, life, and disability insurance programs, and paid and unpaid time away from work. The compensation that will be offered to the successful candidate will depend on factors such as whether the position is covered by a collective bargaining agreement, the geographic area in which the work will be performed, market pay rates in that area, and the candidate’s experience and qualifications. The company will not pay less than minimum wage for this role.
