Job Title: Multifamily Construction SuperintendentJob Description
To provide leadership, management, and facilitate primary point of contact communications for all construction site-related activities, with an emphasis on site safety program administration, quality assurance, and scheduling.
Responsibilities
+ Administer the site safety plan, ensuring safe working conditions and proactive hazard prevention.
+ Assist the Project Manager in developing a site-specific safety plan compliant with OHSA requirements.
+ Communicate and manage the site-specific safety plan with staff and subcontractors at all times.
+ Investigate all site accidents and communicate details with the Project Manager and HR.
+ Verify that all subcontractors have executed subcontracts and required exhibits on file before starting work.
+ Create, communicate, administer, and update the 4-week production schedule.
+ Ensure production progress aligns with schedule and budget goals.
+ Understand and manage obligations according to construction documents, plans, specifications, and bid documents.
+ Identify and resolve deviations or conflicts in construction documents.
+ Evaluate and maintain all design team-issued ASIs, RFIs, and submittal materials.
+ Support Pavilion Quality Assurance goals, policies, and procedures.
+ Schedule, audit, and accompany inspectors for construction work review and approval.
+ Rectify any non-conforming or non-compliance issues promptly.
+ Assist the Project Manager in drafting punch lists and delivery acceptance procedures.
+ Seek additional training opportunities and manage the development plan for assistants.
+ Supervise and evaluate the performance of assistant superintendents and subcontractors.
+ Attend and participate in pre-construction, owner, architect, jurisdictional authority, and utility meetings.
+ Draft and communicate daily reports and photos to ensure timely and accurate information.
+ Ensure all project documents are created, stored, and managed in compliance with document management protocols.
Essential Skills
+ 2+ years of experience as a Lead Superintendent managing multiple projects and assistant superintendents.
+ At least 2+ years of experience building apartment complexes or multi-family/multi-tenant projects of 200+ units.
+ Ability to create and manage 6-week look-ahead schedules updated weekly.
+ Minimum 3+ years of experience at each role in career history.
Additional Skills & Qualifications
+ Proficiency in Procore and MS Project is a plus.
+ Experience coordinating and managing New Mexico subcontractors.
Work Environment
The Superintendent will work in an office trailer on-site, ensuring effective management and oversight of all construction activities and staff.
Pay and Benefits
The pay range for this position is $43.00 - $62.00/hr.
