Job Description
Overview
The New Home Counselor is part of the team responsible for the day-to-day operations of the sales center. The New Home Counselor receives training and mentorship from the Director of Sales. The New Home Counselor is responsible for providing exceptional customer service to existing and potential customers, while demonstrating respect and professionalism. Responsibilities include: driving the overall sales process, maintaining continual development and implementation of effective and efficient sales and administration programs, providing product and company information, building relationships with internal and external stakeholders to help drive leads, and convert prospects into buyers.

Prospecting
Ensuring the effectiveness of the overall sales processContribute to the development and implementation of effective and efficient sales and administration programsActively participate in meeting or exceeding the sales targets and goals as specified in the Business PlanContinually look for ways to improve sales pace and/or customer satisfaction by suggesting and evaluating innovative ideasAssist with the development and implementation of a continual prospecting plan through all communication mediums (phone, email, web, etc.)Influence prospects to purchase a homeCustomer Service
Welcome/greet all prospects and deliver personalized presentationProvide product and company information to customersBuild relationships with internal and external stakeholders to help drive leadsEnsure that our products from the sales center, Quick Move-in homes, and Model Homes are presented professionally and marketed according to company standardsPresent and review all new home sales agreements with customers and enter agreements into appropriate computer systemsEffectively correspond with prospects/homeowners and follow up with all leadsRecognize that business is built on customer satisfaction and commitment to customer satisfactionPlay a major role in the customer’s experience in dealing with our Company and ensure we are uniquely positioned to impact the customer’s expectations and satisfaction throughout the entire home buying processRecognize that he/she is better equipped to satisfy customers with a thorough understanding of the business including processes beyond sales, including but not limited to, construction, estimating, marketing, and administration, and that this knowledge will necessarily involve ongoing communications with these areasMaintain daily interaction with construction and purchasing departments on any changes or problems relating to salesMarketing
Ensure that all company assets, ranging from the sales center, Model Homes and Quick Delivery Homes are presented professionally and marketed according to company standardsProvide innovative marketing solutions, alternative channels and points of product differentiationCompetitive analysis and industry knowledge
Create ongoing and detailed competitive analyses, developed through constant review of product positioning, sales prices, premiums, and marketing incentivesResearch and analyze competitive information in new home and resale marketsDeliver weekly reportsSetting Expectations and Meeting Timelines
Assist the negotiations and conflict resolution as it relates to challenging situations in the course of a sale and close of escrow, and the timely escalation of matters, where appropriateEnsure that all required information for the successful execution of sales contracts is submitted timely and accurately to the appropriate departmentsMaintain continuous involvement within the respective Regional residential community and homebuilding industriesWhat You Bring
